Form-free contracts vs. deeds and collateral warranties

A simple building contract has no form requirement and can be signed electronically. However, where a contract is executed as a deed (e.g. many collateral warranties, to obtain a 12-year limitation period), the witness must be physically present (Law Commission 2019). Certyneo flags deeds in the workflow.
